@OCPL please find attached a Test Business File with your information but a bit more categorised and some additions such as Mortgage Repayment that you can compare with your own.

Notice that I only categorize the Special Accounts (Mortgages/Long term loans) as Financing activities for Cash Flow Statement as they belong there. Note: Financing activities are cash flows related to obtaining or repaying capital (debt or equity) used to finance the business.

Firstly, may I say thank you very much for going to this much effort to assist me in this way, it’s very much appreciated :slight_smile:

I hadn’t realised that I’d forgotten to add the interest received (in bank) as an income!
I’ve also got two jobs, thus two income streams so there maybe a little more to add there later :slight_smile:

I made a small tweak on the grouping of the mortgages by property, for ease of reading.
When I rename these place-marker account names, to their actual names, it will make more sense for me to read.

Question:
Although it is highly unlikely that I will ever need to transact an interdivisional loan, as these properties are unrelated, located in different states, around 2,000km apart, there is however a high likelihood that one of the properties will go from having the current two loans, down to just one loan (due to one of the Banks closing its commercial loan facility).
The intent would be for say … the balance of “Mortgage #4 (for Commercial Apartment)” be paid out by “Mortgage #3 (for Commercial Apartment)”, and “Mortgage #4 (for Commercial Apartment)” would become inactive with zero balance, and “Mortgage #3 (for Commercial Apartment)” inflate in amount owed … that may not be the best way to describe this, but hopefully you will understand what I mean.
I couldn’t see an obvious way to make this transfer in Manager, like make a payment, would this transaction be done using a journal entry? other?

About 99% done, but have one question left:
I noticed these, setup in Customer and Supplier, not something I’d thought of, how / why used?

Being a perpertual system you should just in summary and reports use Exclude zero balances. Once one of the mortgages is paid of it will then no longer show.

Try to keep it simple and do not use Interdivisional loans. Create a backup and then start playing around as you already have been doing to understand what you setup and if anything where you can simplify it and what reports you would need.

That an application can do something does not mean you should use it. From experience data entry and use of any applications becomes easier and more fun and therefore more regular as required when you figure out what is essential and drop the good to haves.

Actually I should have used Lender 1 and Lender 2, etc, related to the amount of lenders that issued your Mortgages. When going to their tabs you would easily see what you did with them (Edit Columns) and using Advanced Queries create reports that summarize it for you.

You can also run Reports via the Reports tab that will give you useful information as well.

Open for constructive criticism or improvements on the structure.
And no, it doesn’t use special accounts for the mortgages,
and yes, as the mortgages are bank accounts in liabilities, they can all be reconciled just like a bank account :slight_smile:
and yes, despite having a common bank accounts and credit cards, divisions are being used on most other items.

This question pertains to the above sample, but focuses on the best or correct method of representing the ‘Inter Account Transfer’ transaction, where a checking account pays a Credit Card, using data imported from statements (CSV imported) which are sitting in ‘Suspense’ account and require an account to be assigned, but the correct account cannot be seen in the dropdown menu.

Although it is entirely possible to delete both instances of the transaction (one from checking paying and one from Credit Card receiving) and then create an ‘Inter Account Transfer’ transaction, is there any other way to do this just from the imported data?
